Preparing this income property for sale came with several unexpected challenges. The seller was ready to remove the property from their portfolio, but the existing tenants did not vacate as initially requested. When they eventually moved out, the home was left in very poor condition—extremely dirty and filled with many of the tenants’ belongings. The first step was coordinating a full clean-out and hauling away the remaining items so we could properly assess the property. Once work began, it became clear that more upgrades and repairs were needed than originally anticipated. With a strategic plan and the right team in place, we were able to address the issues and significantly improve the home’s presentation. The effort paid off, generating strong buyer interest, resulting in 14 competitive offers and a final sale well above the list price.
