The Strategy Behind the Transformation

Before bringing this home to market, the sellers—two adult children who had grown up in the property—were preparing to sell their childhood home following the passing of their parents. While the home had been well loved over the years, much of it remained in its original condition and required thoughtful updates to appeal to today’s buyers. The sellers were very open to my pre-market recommendations, which allowed us to focus on strategic improvements that would make the greatest impact. With careful planning and the right upgrades, we were able to transform the home and highlight its potential. The preparation paid off, generating strong interest and resulting in a very strong offer within just a few days, allowing the sellers to complete the sale quickly and with minimal stress.

Scope of Project

  • Fresh interior and exterior paint throughout the home

  • Repaired a section of the roof

  • Installed luxury vinyl plank flooring and new baseboard molding

  • Painted and refreshed kitchen cabinets

  • Removed wallpaper and wood paneling; resurfaced walls for a clean, modern finish

  • Upgraded to a 200-amp electrical panel and updated electrical switches and outlets

  • Removed acoustic (popcorn) ceilings and refinished surfaces

  • Upgraded interior and exterior lighting fixtures, including repositioning select fixtures for improved lighting design

  • Updated both bathrooms, including the addition of a shower in the hall bathroom

  • Updated door and cabinet hardware throughout the home

  • Installed a new dishwasher

  • Installed a new exterior door in the dining room

  • Installed a new wood fence along the west side of the property

  • Removed and upgraded a decorative post in the living room to improve the space’s layout and flow

  • Installed new landscaping and irrigation sprinklers

  • Installed new smoke and carbon monoxide detectors

  • Removal and haul-away of homeowner belongings to prepare the property for market

  • Pressure washed exterior surfaces

  • Deep professional cleaning, including interior and exterior window cleaning
